Forecast for 2011:
The only two words you need to know are “short sale”.
The banks are buried in foreclosures. Therefore expect more of the same thing that you saw in 2010.

The short sale process is just a foreclosures where the bank saves tens of thousands of dollars compared to completing an entire foreclosure process.

The lenders have been learning how to process them for the past two years and have made many changes, some good and some bad. The lenders are figuring out how to do them slightly better than “poorly” or “not at all” but you still need a seasoned guide to help you with the process. We have some of the best working here.

When people claim to be “experts” or “certified” or “specialists” you must remember that as fast as schools crop up to train these folks the rules change and make their training obsolete.

There is no such thing as an expert or a specialist in a field that constantly changes unless the expert is constantly changing as well.

Our negotiators are in contact with other negotiators around the country to keep abreast of the latest changes in the field. Our negotiators negotiate for agents and firms in various cities around the country and we have great success but still that is no guarantee of success for you.

Never pay money up front for anyone to handle one, even if they are “expert”, “certified” or a “specialists”.

Beware of anyone that makes you promises about outcomes.

Remember that short sales are nothing more than foreclosures. The bank has no obligation to complete one. The seller has no right to receive one. There are no laws that govern short sales as they are in fact just banking policies and they are different for each lender.
